Atrium at Delk Center Office Building
BDG acquired this 52,000 square foot office property in northwest Metro Atlanta in the mid 90’s from a major financial institution. BDG was attracted by the opportunity to reposition the property, which was in poor condition and only 50% leased. After a complete renovation, including lobby reconfiguration, new common area finishes, ADA updates, new exterior hardscape, new graphics, new roof, and new energy control system, BDG fully leased the building. Gross rental income was more than tripled and operating expenses were reduced, resulting in a substantial increase in value. In 2004, BDG arranged a sale of the property which generated above-market investment returns.
